CALL MEETING TO ORDER & Welcome/Introductions
Jim Galante called the meeting to order at 9:05am. The meeting was held at the North Ridge Association beach.
Introduction of board members. Jim Galante asked all in attendance to introduce themselves.
REVIEW OF MINUTES
The minutes of the July 17, 2021 Annual Meeting (last year’s minutes) were reviewed. Maureen Flannagan made a motion to accept the minutes and Richard Anderson seconded the motion. The minutes were accepted unanimously.
TREASURER’S REPORT
Jim Galante explained the numerous hours of calling and paperwork that the treasurer has been doing to collect the dues.
Marissa Galante presented the Treasurer’s Report -
Due to the continued volunteering of association members, the maintenance of the dock and beach continues to be $0.00.
Thank you to all that helped put in the dock (St. Jean and Peck families), swim ropes and cans (Marissa Galante & Dan Williams) and mowing and cleaning and “repair” of the beach. (Galante family, Jones’ family, and Slaney family). [Apologies and thank you’s to anyone we may have missed]
Port-a-potty cost has increased to $125 per month. There is only one member that has not paid dues.
There was a motion given by Hilary Anderson to accept the Treasurer’s Report and Maureen Flannagan
seconded the motion. All were in favor and the Treasurer’s Report was accepted.
PRESIDENT’S REPORT
E911 Signage- Maryanne Herbert handled the activation of the E911 for the beach address as well as the dock. This service will ping your cell phone location which will get help faster. Jim Galante made signs for the shed and dock indicating the physical address of each.
Unauthorized dock usage-It has come to the attention of the Board of Directors that one of our NRA members is using the dock to operate a business.
Jim went over the Covenants and By-laws that clearly state that no business should be operating on our common land (this includes the dock).
The board is exploring legal action and will be using the legal set aside fund if this is not stopped immediately.
Picnic tables- Jim Galante would like to have a motion to replace the picnic tables that are not in good condition.
The cost should be about $250 a table and we are looking at getting 5 tables. Maria Mann has offered to price them out and report back to the board.
Robert West made a motion to replace the picnic tables; Maureen Flannagan seconded the motion. Motion accepted unanimously.
Swim rope- Jim would like to replace the swim rope; the rope is in bad condition, splintering and is sharp. Jim would like to get an estimate for replacement.
Renters- If renters are being, or causing, a disturbance ask once to stop and if they do not, then call the police. We on the board don't want a situation to occur that could cause harm.
Concerning Guest vs Renters using the beach: Article 5 section 2 states in the bylaws:
“Any member may delegate his rights of enjoyment in the Common Properties and facilities to the members of his family who reside upon the Properties or to any of his tenants who reside in Theron under a leasehold interest. The rights and privileges of such persons are subject to suspension under Article 3, section 6 to the same extent as those of the member.”
NEW BUSINESS
DUES- This is not a year to vote on dues
Right of ways- Jim would like to have them surveyed and blazed the board will discuss further
Sunset Point- A small portion of this path is on the Burns’ property. Since the NRA meeting, the Burns family has requested that this portion of the path not be maintained (to allow it to return to its natural state). Even when the path “returns to nature”, there will be ample space for foot traffic. Thankfully the Burns family has been very accommodating and we as an association are extremely thankful for this.
Path to docks - Alberta Huntley would like to have the path to the dock mulched and would like to have volunteers to help with this.
ELECTION OF OFFICERS
Jim Ledger ‘s current term ended this year (2022). Hilary Anderson made a motion to elect Maria Mann to the board. Marissa Galante second the motion. Maria Mann was elected to the board unanimously.
Robert Ford’s current term ended this year (2022). Jim Ledger made a motion to elect Robert Reed, Christina Pritham second the motion. Robert Reed was elected to the board unanimously.
At 9:30 am Jim made a motion to end the meeting, Hilary Anderson second the motion. Accepted unanimously.
