CALL MEETING TO ORDER & WELCOME/INTRODUCTIONS
Jim Galante called the meeting to order at 9 am. The meeting was held at the Beaver Cove Town Hall at 794 Lily Bay Road, Beaver Cove, ME on Saturday, July 1, 2023. The board introduced themselves.
REVIEW OF MINUTES
The minutes of the July 2, 2022, Annual Meeting (last year’s minutes) were reviewed. Maureen Flanagan made a motion to accept the minutes and Richard Anderson seconded the motion. The minutes were accepted unanimously.
TREASURER’S REPORT
Marissa Galante presented the Treasurer’s report; enclosed in this mailing.
Stan Small made a motion to accept the treasurer's report, Maureen Flanagan seconded the motion. All were in favor and the treasurer’s report was accepted.
PRESIDENT’S REPORT
Jim Galante presented the President’s report.
● Jim reminded the association we are ALL volunteers and we don't get paid for the many hours we put in every year.
● Jim thanked all of the association members who have helped with the dock, mowing, swim lines, cleaning the beach etc.
OTHER DISCUSSIONS:
Right of way: Waldo Klein’s property was discussed; Jim and Trapper investigated the issue. Stan Mason did some research as well and had it surveyed, there is no specific decision on this issue. The discussion is to be continued regarding clarifying the right of way.
Ronald Fabio attended the meeting and inquired about green ribbons that were put on the trees at Lot 26, 27. He had a surveyor define his property, and he submitted a bill to North Ridge Association for $1,350 for one half of the cost of the survey. The association did not authorize this survey and will not be paying the submitted bill. Stan Small made a motion to not pay the bill; Richard Anderson seconded the motion. All were in favor.
NRA vs Pritham
The ENTIRE board met at Hilary Anderson’s home in Beaver Cove and made the decision to spend money from the legal fund to address Christina Pritham’s violation of the NRA bylaws.
This action is to protect the North Ridge Association and each of its members from being liable should there be an accident on association property. The board asked Christina Pritham to stop running her business, but Christina refused unless she “gets a letter from an attorney.” After many meetings with the attorney a certified letter was drafted; however, it was not signed for. The total expense for the attorney’s services was $1,850. We finally received a letter from Christina stating that there will be no business run off the association’s property. The reason the board felt the letter was necessary was for the protection of ALL association property owners. If anyone was to get hurt during the running of the business, ALL members individually could be sued and held liable.
Dues
The Association is $610 in the RED every year; we are not making ends meet—see Treasurers Report. There was a recommendation for dues to be increased to $65; Stan Mason made a motion to change it to $60. Maureen Flanagan seconded the motion and all approved.
Thank you, Jim Galante, for your years on the board. We appreciate the many hours you have put into running the association. We hope you have many enjoyable summers in Beaver Cove.
