Annual Meeting 2021

CALL MEETING TO ORDER & Welcome/Introductions

Jim Galante, called the meeting to order at 9:20am . The meeting was held at the North Ridge Association Beach. Those in attendance introduced themselves.

REVIEW OF MINUTES

The minutes of the July 12, 2020 Annual Meeting (last year’s minutes) were reviewed. Ellen Small made a motion to accept the minutes and Maureen Flannagan seconded the motion. The minutes were accepted unanimously.

TREASURER’S REPORT

Marissa Galante, presented the Treasurer’s Report

*Mowing- is $0.00 as members volunteer to mow the beach

*Porta Potty has gone up 10% a month during the summer the cost for the porta potty is $400 There is no increase in the Liability Insurance the current premium is $1,949.00

The cost for the mowing is $0 thanks to all the volunteers THANKS TO THOSE THAT HAVE VOLUNTEERED. Danny Williams repaired the float

Wheel kit was purchased from the dock set aside fund to help make it easier for the volunteers. There are only two landowners that have not paid

The 3 year CD was closed out last year Checking balance $10,445.52

The income is not meeting our expenses we are short $128.00 when deciding on dues increase. The porta potty was damaged and had to be replaced watch for people damaging the porta potty

There was a motion given by Ellen Small to accept the Treasurer’s Report and Hilary Anderson second the motion. All were in favor and the Treasurer’s Report was accepted.

PRESIDENT’s REPORT

Jim Glante presented the President's Report. Jim thanked:

Dan Williams – for getting the swim cans and swim platform into the water & then fixing the platform He also repaired the ladder for us this year Thank you.

Trapper and Allie Daren and Tina, thank you for taking care of the docks Marissa thank you for putting in the swim ropes

Stan, Dave Marrisa and Jim thank you for mowing the beach Jim Marissa and their daughter helped removed a down tree Improvements the wheel kids are installed on the dock

RENTER ISSUE if there is any issues after asking them to stop please contact the police using common sense to decide whether to call.

There is no difference between a renters and owners they have ownership of the property and all the benefits of home ownership.

SUNSET POINT by Ellen Small Sunset point has been completed with Ellen’s assistance doing the leg work. Ellen explained many aspects of the process 10% or less trees have been cut to make the path.

After being surveyed and land prepaired this moved forward with Peter Cantara doing the work. The family is inviting the association members to a dedication August 7, 2021 at 10am

This path is located on Black point road near the ball field and power line.

ELECTION OF OFFICERS

 

Hilary Anderson current term ends this year (2021) Jim Galante made a motion to re-elect Hilary Anderson to the board. Richard Anderson second the motion

OLD BUSINESS

 

NEW BUSINESS

Dues year we are close making ends meet we need to think about in the future raising the dues.

There is multiple conversations and thoughts about raising or not raising the dues. Ultimately deciding not to raise the dues. The conversation of renters and the cost of having renters in the association again have the same rights as owners.

Mike Slaney motioned to leave the dues at $35 for this year Ellen Small second the motion All in favor

Jim Galante would like everyone “If you see something say something. This your land you are all in your right to advocate for your land”

PLACARDS

Stan Mason researched placards 3x5 with a string with our logo maybe having our rules on it.

These can be given to renters and owners to help identify each person on the beach the cost would be $215 for 150 placards.

Conversation about enforcement and who will be doing that and who would go up to a person without one. The association appreciates Stan’s efforts getting the information.

There was a discussion about having a letter with some of the rules and regulations for the association and if it was submitted in time for the agenda.

Please submit items that need to be submitted in a timely manner these items will be added in the new business.

Mark Levert made a suggestion for a new homeowner packet and also offered to make a website for the association. Explanation about the weebly website that has covenants and bylaws. If anyone would like to join a committee helping with the new North Ridge Association website please email the association and we will forward to Mark.

At 11:20am Jim Galante made a motion to end the meeting the Trapper St. Jean second the motion it was voted unanimously to end the meeting.
